Welcome to Residence Sermerio. By accessing our website and using our services, you agree to the following terms and conditions. Please read them carefully.

Booking

• Confirmation: Reservations are subject to availability and will be confirmed via email.
• Deposit: A deposit may be required at the time of booking to secure your reservation.

Cancellation

• Cancellation policy: Cancellations must be made at least 5 (five) days prior to arrival to avoid a cancellation fee.
• No-show: In the event of a no-show, the total price of the reservation will be charged.

Check-in & Check-out

• Check-in: from 3:00 PM
• Check-out: by 10:00 AM
• Early check-in / Late check-out: On request and subject to availability. Additional charges may apply.

Rates & Payment

• Rates: Rates are subject to change without notice. The rate confirmed at the time of booking is guaranteed.
• Taxes and fees: All rates are subject to applicable taxes and fees (including tourist tax).
• Payment methods: We accept bank transfer, credit card, PayPal and Klarna.

Guest Responsibilities

• Conduct: Guests are expected to behave respectfully and comply with the house rules.
• Damage: Guests are liable for any damage caused to the property during their stay.
• Personal belongings: The residence is not responsible for the loss or theft of personal belongings.

Residence Services

• Wi-Fi: Complimentary Wi-Fi is available throughout the residence.
• Parking: One free parking space is available for guests. Additional vehicles may incur charges.
• Housekeeping: Interim cleaning can be arranged on request for an additional fee.

Liability

The residence is not liable for any direct, indirect, incidental, or consequential damages arising from the use of or inability to use the services provided.

Governing Law

These terms and conditions are governed by and construed in accordance with the laws of Italy. Any disputes shall be subject to the exclusive jurisdiction of the courts of Brescia.
